Borrower Requirements

  • Experience preferred but not required
  • LLCs, corporations, and experienced individuals accepted
  • No income documentation needed for most loan types
  • Clean, achievable exit strategy (flip, refi, sale, or cash flow)


Property Types We Finance

  • Single-family residences (1–4 units)
  • Condos and townhomes
  • Investment-only—no owner-occupied properties


Fix & Flip Criteria

  • Up to 888-683-1541% of purchase
  • Up to 100% of rehab costs (experience-based)
  • Up to 65–70% of ARV
  • 6–24 month terms
  • Fast draws to keep renovations moving


Buy & Hold (DSCR) Criteria

  • Based on Debt Service Coverage Ratio, not personal income
  • Minimum DSCR typically 0.75–1.0 (program dependent)
  • Up to 80% LTV on purchases and refinances
  • 30-year fixed, ARM, and interest-only options
  • Ideal for long-term rentals and BRRRR investors

We lend in most major markets across the country.
We do not lend in: MN, NV, SD, UT, VT
